Adding Capacity, Not Repairing
What is Structural Strengthening?
Structural strengthening is the engineered addition of new structural capacity to existing concrete members – beams, columns, slabs, walls, and foundations – through externally-bonded reinforcement, jacketing, or sub-structural intervention. The goal is more capacity than the original design provided: heavier loads, code upgrades, or compensating for corrosion-driven section loss.
Distinct from our Concrete Restoration scope (which repairs existing damage): strengthening doesn’t fix what failed – it makes the structure stronger than it was. The two often combine on the same project: restore damaged concrete first, then strengthen for the new loading. Every strengthening scope is engineered by your structural consultant; we execute as the specialist contractor with manufacturer-backed product systems and ICRI-aligned methodology.
The Four Drivers
Why Buildings Need More Capacity Than They Were Designed For.
Strengthening scope is triggered by one of four specific drivers. Diagnosing which one – before specifying the system – determines whether you need CFRP, steel jacketing, seismic retrofit, or foundation underpinning.
Change of Use – Heavier Loading
Building converted from office to data centre, warehouse to retail, parking to commercial – and the new use loads exceed the original design. Most common driver across Dubai high-rises being repositioned in the secondary market.
Corrosion-Driven Capacity Loss
Years of chloride and carbonation attack have reduced rebar cross-section. When loss exceeds 20% of original area, the structure’s design capacity is materially compromised – strengthening restores or exceeds the original capacity.
Original Design Deficiency
Buildings constructed with insufficient capacity for current code requirements – discovered during refurbishment, third-party structural assessment, or after a near-miss event. Engineered upgrade brings the structure to compliant capacity.
Seismic / Code Upgrade
Buildings being upgraded to meet current UAE seismic code (Dubai Code 2021 onwards), particularly for critical infrastructure, government, healthcare, and high-occupancy commercial. Strengthening makes the structure resilient to design earthquake loads.

-
01
Structural Assessment
Walk the structure with your consultant, review existing structural drawings, identify capacity-deficient members. Non-destructive testing (cover meter, rebar locator, concrete strength) where needed. Sets the design brief.
-
02
Engineered Design
Your structural consultant designs the strengthening intervention – CFRP layout, plate thickness, jacket dimensions, retrofit scheme, underpinning specification. We support with constructability input. Engineer owns the design.
-
03
Substrate Preparation
Surface preparation per the system specification – diamond grinding, shot-blasting, or scarifying for CFRP/plate bonding; excavation and shoring for underpinning. Substrate quality determines bond integrity.
-
04
System Application
Apply the specified system per manufacturer’s installation method statement – CFRP fabric lay-up, plate epoxy bonding, jacket forming and pouring, underpinning excavation and casting. Witness testing at quality hold points.
-
05
Quality Witnessing
Pull-off bond tests for CFRP, dimensional checks for jackets, load testing for underpinning where specified. Quality hold points witnessed by your consultant. As-built dimensions and inspection records documented.
-
06
Handover Documentation
Full handover pack: structural consultant’s design drawings, our installation records, manufacturer datasheets, batch records, photographs, pull-off test results, warranty paperwork. Audit-ready for asset register and any future structural assessments.
Our Buyers
Four Buyer Types Across the Strengthening Portfolio.
Structural strengthening lives at the intersection of engineering design, asset management, and remedial works. The decision-makers vary by project type.
Structural Consultants
Engineering practices writing strengthening specifications – engaging us as the specialist contractor to execute their design. Engineer owns the calculation; we own the execution. Clear scope separation.
Building Owners & Developers
Owners changing building use, repositioning assets, or upgrading code compliance. Strategic asset decision typically tied to lifecycle or commercial repositioning. Capital project framing, not maintenance.
Government & Public Sector
Critical infrastructure, healthcare, education, and government buildings being upgraded for current code, particularly seismic. Heavy documentation, regulatory compliance, and audit requirements.
Main Contractors
Main contractors discovering capacity deficiencies during refurbishment or fit-out – subcontracting our specialist team for the strengthening scope. Programme-driven, defects-liability-conscious work.
Why Ofixotech
Six Reasons Engineers Specify Ofixotech.
Strengthening scope is engineer-led but contractor-executed – the contractor’s discipline determines whether the design performs in service. Here’s why we’re the specialist execution partner across Dubai.
Engineer-Aligned Workflow
We work alongside your structural consultant – they design, we execute. Constructability input at design stage saves redesign cycles during construction. Clear scope separation; clear responsibility.
All 4 Services In-House

Answered
Structural Strengthening FAQs.
The questions structural consultants, building owners, and main contractors ask most about strengthening existing concrete structures.
What’s the difference between strengthening and restoration?
Different scope and intent. Concrete Restoration repairs visible damage – crack repair, spalling, corrosion treatment – returning the structure to its ORIGINAL design capacity. Structural Strengthening adds NEW capacity beyond the original design – heavier loads, code upgrade, compensating for corrosion loss. Restoration restores; strengthening upgrades. Most strengthening projects start with restoration (fix the damage first) then strengthen for the new loading. We deliver both, sequentially, with the consultant’s design owning the strengthening calculation.
Which strengthening system do I need?
Depends on the design driver. Flexural deficiency in beams/slabs (need more bending capacity): typically CFRP fabric on the tension face, or steel plate bonding. Shear deficiency: CFRP wrap or stirrup retrofit. Column capacity / confinement: CFRP wrap, steel jacketing, or RC jacketing. Seismic upgrade: typically bracing, base isolation, or column ductility wrap. Foundation capacity: underpinning. Your structural consultant specifies based on the actual deficiency; we execute. Free consultation gives you a directional answer before tender.
Can you work alongside our structural consultant?
Yes – this is how most strengthening projects work. The consultant owns the design (calculations, drawings, specifications, witness points); we execute as the specialist contractor (procurement, installation, quality records, warranty). We provide constructability input at design stage to flag any installation constraints that could affect the design – saves redesign cycles during construction.
How disruptive is strengthening work?
Less disruptive than most clients expect. CFRP wrapping is low-impact: small access points, lightweight materials, no heavy equipment. Steel plate bonding adds dust during prep but is otherwise quiet. Jacketing is heavier (formwork, concrete placement) but localised. Underpinning is the most invasive – excavation around foundations, but staged to keep building operational. Programme integration is project-specific; we provide method statements with disruption profile at quote stage.
How long does strengthening take?
Highly variable by scope. Single beam CFRP retrofit: 1-2 weeks including cure. Full column wrap programme on a small tower: 4-8 weeks. Steel jacket on a single column: 3-5 weeks. Seismic retrofit on a high-rise: 6-18 months phased. Underpinning a villa: 6-12 weeks. We provide phased programmes at quote stage; cure times and witness points are typically the timeline drivers.
Do you handle the structural calculations?
No – and you wouldn’t want a contractor doing the calcs. Strengthening calcs are owned by the consulting structural engineer who carries the design liability. We provide constructability input, manufacturer technical data, installation method statements, and execute per their drawings. Clear scope separation. If you don’t have a consultant engaged, we can recommend Dubai-based practices we work with regularly.
What standards and guidelines do you follow?
ICRI Guideline 03742 (FRP strengthening of concrete), ICRI 03739 (concrete surface preparation), ACI 440.2R (design and construction of externally bonded FRP systems), Dubai Municipality structural standards, and current UAE seismic code for retrofit work. Manufacturer installation method statements always followed. Project-specific specifications take precedence where the consultant requires.
What warranty do you provide?
Manufacturer product warranties from Sika, Fosroc, BASF, Mapei (typically 10–25 years on cured FRP systems and bonding adhesives in normal exposure) plus our written workmanship guarantee (typically 2 years on installation). Combined warranty pack at handover: design drawings, method statements, materials datasheets, batch records, pull-off test results, as-built photographs. Audit-ready for asset register and any future structural assessment.
