About the Service
What is Pool Waterproofing?
Swimming pool waterproofing is the specialist practice of applying a chemically-resistant, pressure-proof waterproof lining to the pool shell – sealing it against water loss outward and substrate degradation inward. Unlike roof or basement work, pool linings live in constant chemical exposure (chlorine, salt, sterilants), permanent water pressure, and daily mechanical stress from swimmers and cleaning crews.
Done correctly, a quality pool lining lasts 15+ years before re-lining is needed. Done badly, it manifests as water-level drop, stained plaster, tile delamination, or visible leaks into surrounding equipment rooms – and the fix is much more disruptive than the original waterproofing. We waterproof shotcrete, concrete-poured, vinyl-lined, and fibreglass pool shells across Dubai.
Why It Matters
Four Reasons You Can’t Skip Pool Waterproofing.
A leaking or degrading pool is one of the most expensive defects in Dubai property – wasted water, stained finishes, structural damage to surrounding rooms, and eventually full pool rebuild. The right waterproofing prevents all of it.
Stops Water Loss
A typical 50 m³ residential pool can lose hundreds of litres per week through pinhole leaks and pressure cracks – driving up water bills and DEWA charges.
Resists Chemical Attack
Pool water is aggressive – chlorine, hypochlorite, and salt sterilisation systems gradually degrade unsealed concrete and untreated plaster, weakening the entire shell.
Protects the Shell Structure
Water penetrating into the shotcrete or concrete shell corrodes embedded rebar, causes cracking, and eventually compromises the pool’s structural integrity.
Preserves Aesthetic Finish
Tile delamination, plaster staining, and visible patching all start with inadequate waterproofing under the visible finish – affecting resale value and pool aesthetics.
Four Shell Types
Different Pool Shells. Different Systems.
Every pool construction type has its own waterproofing requirements. We tailor the system to the substrate – shotcrete needs different chemistry than vinyl-lined or fibreglass.
Shotcrete Pools
Most common premium constructionSprayed reinforced concrete shells – the standard for premium residential and commercial pools across Dubai. Strong, monolithic, but porous without proper waterproofing. Our cementitious-acrylic hybrid or polyurea systems seal the shell before plaster or tile finish.
Concrete Poured Pools
Cast-in-place reinforced concreteCast-in-place reinforced concrete pool shells – typically for larger commercial pools, lap pools, and specialised geometries. Construction joints and rebar penetrations are leak-prone. Cementitious-crystalline waterproofing seals the joints chemically.
Vinyl-Lined Pools
Pre-formed PVC linerPre-formed PVC vinyl liner draped inside a concrete or steel-wall shell. The liner IS the waterproofing – when it tears or ages, we patch, re-seal, or re-line. Liner replacement for severely degraded systems.
Fibreglass Pools
Pre-moulded one-piece shellPre-moulded one-piece fibreglass pool shells craned into position. Gel-coat finish is the waterproofing – when it crazes, blisters, or develops osmotic damage, we strip and re-coat with marine-grade gel-coat or epoxy systems.
Where Pools Leak
Six Detail Areas Where Pools Actually Fail.
Pool waterproofing rarely fails on the open shell – it fails at the detail points. These six locations account for nearly every pool leak we’re called to investigate across Dubai.
Skimmer Boxes
The skimmer-to-shell junction is the single most common pool leak point – water vibrating in and out of the box pulls the sealant away from the substrate over years.
Return Inlets
Pressurised return inlets create constant outward water force at the fitting-to-shell junction. Proprietary collars and reinforced sealant are non-negotiable.
Pool Lights
Niche-mounted pool lights penetrate the shell wall. The conduit penetration AND the light niche perimeter must both be sealed – leaks here flood pool equipment rooms.
Coping & Bond Beam
The transition from pool shell to coping stone and decking is structurally complex. Water that bypasses the coping eats into the bond beam, then the deck.
Steps & Benches
Built-in steps, benches, and tanning ledges create internal corners and edges within the pool shell. Every change of plane is a potential leak path.
Main Drains
The main drain at the pool’s lowest point bears constant hydrostatic pressure. Anti-vortex covers must be sealed at the fitting, not just bolted on.

Step-by-Step
Our 6-Step Pool Waterproofing Process.
Every pool we waterproof follows the same disciplined sequence – drain, inspect, prepare, prime, line, test. Only the products differ between shell types.
-
01
Pool Drain & Clean
Drain the pool fully (or where re-coating, drain to working level). Pressure-wash the shell to remove biofilm, mineral scale, and loose plaster. Acid-etch concrete where needed.
-
02
Shell Inspection
Inspect the shell for cracks, blisters, delamination, and rebar exposure. Photograph all damage. Pressure-test return and skimmer lines to confirm plumbing integrity.
-
03
Substrate Repair
Repair cracks with polymer-modified mortar; rebuild damaged shell areas; treat exposed rebar with rust-converting primer. Smooth the surface to receive lining.
-
04
Primer Application
Apply shell-specific primer – concrete primer for shotcrete and poured shells, gel-coat primer for fibreglass. Allow proper tack-off before next coat.
-
05
Waterproofing Lining
Apply the selected lining (cementitious-acrylic hybrid, polyurea, or epoxy) in two or three perpendicular coats to the specified film thickness. Reinforcement mesh at all detail areas.
-
06
Fill, Pressure Test & Hand Over
Fill the pool gradually, monitor for 48–72 hours for any water level drop. Dye-test the detail areas. Documented handover with warranty paperwork.
Why Ofixotech
Six Reasons Dubai Specifies Ofixotech for Pools.
Pool waterproofing demands specialist expertise – the wrong chemistry, the wrong detail, or the wrong installer means the pool fails within years. Here’s how we make sure yours doesn’t.
All Four Pool Shells
Shotcrete, concrete-poured, vinyl, and fibreglass – a single specialist contractor covering every pool construction type we encounter in Dubai.
Chlorine & Salt-Tested Systems
We only specify lining systems with documented chemical resistance to chlorine, hypochlorite, and saline sanitisation – proven across years of submerged service.

Swimming Pool Waterproofing FAQs.
The questions Dubai villa owners, FM teams, and pool operators ask most about pool waterproofing and re-lining.
How do I know if my pool needs waterproofing?
Common signs include: visible water level drop greater than 1cm per week (beyond normal evaporation), wet patches in surrounding equipment rooms or on adjacent walls, stained or peeling pool plaster, tile delamination at the waterline, and visible cracks in the pool shell. Any of these warrants a free inspection – the earlier we catch it, the less invasive the repair.
Can a leaking pool be repaired without re-doing the entire pool?
Yes, in most cases. We use dye-testing and pressure-testing to identify the specific leak source – typically at detail areas like skimmers, returns, lights, or main drains. Targeted repair at the leak point is far cheaper and less disruptive than a full re-line. Full re-line is only needed when the lining is broadly degraded.
How long does pool waterproofing take?
A typical residential villa pool takes 5–7 days for full re-lining: 1 day to drain and clean, 1–2 days for substrate repair, 2 days for lining application with cure time between coats, 2–3 days for fill and pressure-test. Larger commercial pools take 10–14 days. Targeted leak repair can be completed in 2–3 days.
Which waterproofing system is best for Dubai pools?
For new shotcrete and concrete pools, our default specification is a cementitious-acrylic hybrid system – bonds chemically with concrete, resists chlorine, and provides a smooth substrate for plaster or tile. For re-lining ageing pools, polyurea spray or pool-grade epoxy are excellent choices. We assess and recommend per pool.
Will the pool look the same after waterproofing?
Yes – pool waterproofing is applied BELOW the visible finish (plaster, tile, or aggregate). Once we complete the waterproofing layer, your tiling contractor or pool plasterer installs the visible finish on top. The waterproofing membrane itself is hidden in the finished pool.
What about saltwater pools – different system needed?
Yes – saltwater pools require systems specifically rated for sodium chloride resistance. Salt is more aggressive than chlorine on standard linings. We specify marine-grade epoxy or polyurea systems for salt pools, and verify product datasheets confirm salt resistance before installation.
How long will the waterproofing last?
Quality pool waterproofing systems typically last 15+ years before requiring re-lining – varying by chemistry, application quality, pool usage intensity, and water chemistry management. Polyurea systems can last 20+ years. Re-lining cost is 30–50% of full pool reconstruction, making it the obvious commercial choice when the lining ages.
Do you also do the visible pool finish (plaster, tile)?
We focus specifically on the waterproofing layer – the structural waterproofing membrane that sits below the visible finish. We coordinate with your pool finisher (plasterer or tiler) so the waterproofing is handed over correctly prepared to receive the finish. Some projects we deliver as full turnkey with subcontracted finishing.
