About the Service
What is a Blue-Green Roof System?
A blue green roof combines two functions in one roof build-up. The green layer carries planting, growing medium and drainage. The blue layer holds rainwater in a controlled void beneath it and releases it slowly instead of dumping it into the drainage network. Underneath both sits the part that decides whether the roof lasts: a green roof system waterproofing membrane that has to survive permanent burial, constant moisture and live root attack.
This is not the same as standard roof waterproofing. A living roof puts the membrane under soil, irrigation and vegetation for its entire service life. It can never be visually inspected once the build-up is complete. A vegetated roof therefore needs root-resistant chemistry, fully bonded or compartmented detailing, and a flood test signed off before a single tray of substrate goes down.
Ofixotech installs the full stack as one of the leading waterproofing contractors in Dubai: waterproofing, root barrier, protection layer, drainage and attenuation void, filter fabric and edge detailing. We work on new-build podiums, retrofit roof gardens, planter boxes and blue roof system attenuation zones. Where a client only needs the water-holding function without planting, we install the blue roof layer on its own.
Why It Matters
Four Reasons Green Roofs Fail Without a Proper Build-Up.
A green roof leak is one of the most expensive defects in UAE construction. The failure is invisible, the water tracks sideways, and locating it means lifting landscaping that cost more than the membrane did.
Roots Find Every Weak Point
Plant roots actively seek moisture and will grow into any lap, pinhole or unsealed detail in a standard membrane. Without a tested root barrier, root penetration is a matter of time, not chance.
Water Has Nowhere to Go
Without a correctly specified green roof drainage layer, water sits against the membrane and saturates the growing medium. Standing water kills planting, doubles the dead load and accelerates membrane breakdown.
Leaks Hide Under the Landscape
Water entering a green roof travels laterally under the build-up and appears metres from the actual breach. Diagnosis means excavation. Getting the waterproofing right first time is far cheaper than finding it later.
Al Sa’fat and LEED Compliance
Dubai Municipality’s Al Sa’fat green building regulations and LEED credits recognise vegetated roofs and stormwater attenuation. A poorly documented build-up can cost the credit even when the roof is built.
Four Build-Ups
Different Roofs. Different Build-Ups. Same Waterproofing Standard.
Every roof type carries a different load, depth and drainage requirement. We match the system to the structure – the waterproofing standard underneath never drops.
Extensive Green Roof
Lightest LoadShallow substrate, typically 60-150mm, planted with sedum roof species and drought-tolerant groundcover. The lightest vegetated roof option and usually the only one a retrofit slab will accept without strengthening. Low maintenance, no irrigation-heavy planting – matched to villa maintenance services schedules.
Intensive Green Roof
Full Roof GardenDeep substrate supporting shrubs, small trees, lawn and hardscape. This is a true roof garden and carries serious dead and live load. Requires structural strengthening verification, irrigation, and the most robust waterproofing and root barrier specification.
Blue Roof / Attenuation
Stormwater StorageA blue roof system stores rainfall in an engineered void and discharges it at a controlled rate. Used where drainage capacity is limited or where stormwater attenuation is a planning requirement. Can be installed alone or combined under a green layer as a full blue green roof.
Podium Decks & Planters
Landscape over Occupied SpacePodium waterproofing over parking, retail or basement areas, plus planter waterproofing and planter box waterproofing to raised beds and landscape features. Any landscape waterproofing sitting above habitable space follows this specification – complementary to basement waterproofing below.
Root-Resistant
Every Root Stops at the Membrane.
Soil, moisture and living roots sit permanently against this layer. We only install systems with documented root-resistance testing behind them.
Anti-Root Membranes
Every system we install for planted areas uses an anti root membrane or a dedicated root barrier membrane above the waterproofing. Chemical root inhibition or physical barrier depending on the build-up depth and planting type.
Root Penetration Tested
We specify membranes with FLL or equivalent root penetration test evidence – not general-purpose sheets assumed to cope. Test documentation is provided with the handover pack.
Sealed Upstands and Penetrations
Most green roof failures start at a detail, not the field. Upstands, outlets, irrigation penetrations and planter kerbs are dressed, sealed and inspected before any protection layer goes down.

What We Do
Six Green Roof Waterproofing Services Across Dubai.
From a single villa roof garden to a full commercial podium deck, we cover every scope in the green roofing envelope.
New Green Roof Installation
Full green roof installation from bare slab: waterproofing, root barrier, protection board, drainage layer, filter fabric and edge detailing, handed over ready for the landscaping contractor.
Roof Garden Waterproofing
Rooftop garden waterproofing for villas, hotels and towers. We coordinate with the landscape design so upstand heights, outlet positions and planter details are resolved before the membrane is set out.
Blue Roof Attenuation Build-Ups
Attenuation voids, flow-restrictor outlets and storage layers designed to hold rainfall on the roof and discharge it at a controlled rate. Supplied as a standalone blue roof or under a planted layer.
Podium Deck Waterproofing
Heavy-duty waterproofing to podium slabs over parking, retail and basement space, with the traffic-grade protection and drainage falls the finish above requires.
Planter and Landscape Waterproofing
Planter box waterproofing, raised bed lining and landscape waterproofing to water features, kerbs and hardscape edges – the details that leak most often on a completed roof garden.
Green Roof Maintenance and Leak Remediation
Scheduled green roof maintenance, drainage outlet clearing, and targeted leak investigation and repair on existing planted roofs – see also our building maintenance and live leakage injection teams.
Step-by-Step
Our 6-Step Green Roof Waterproofing Process.
From survey to handover with documented flood test results – every green roof system follows the same disciplined sequence.
-
01
Roof Survey and Load Check
Assess the existing slab, falls, outlet positions and structural capacity. Confirm whether the roof can carry an extensive green roof, an intensive build-up, or needs structural strengthening first.
-
02
Substrate Preparation
Clean, repair and prime the deck. Correct falls, fill honeycombing with concrete restoration methods, form fillets at upstands and set out drainage points. The membrane is only as good as the surface under it.
-
03
Waterproofing Membrane
Apply the primary waterproofing layer – liquid-applied polyurethane, modified bitumen, single-ply, or cementitious waterproofing depending on the build-up. Laps and terminations sealed and inspected before proceeding.
-
04
Root Barrier Layer
Install the anti root membrane or root barrier sheet with sealed overlaps, carried up all upstands above the finished substrate level.
-
05
Drainage, Attenuation and Filter Layer
Lay the green roof drainage layer, attenuation cells where a blue roof is specified, protection board and geotextile filter fabric to stop fines migrating into the drainage void.
-
06
Flood Test and Handover
Flood test the roof and hold the head for the specified period before any substrate is placed. Documented results, root-resistance certification and warranty issued at handover.
Why Ofixotech
Six Reasons Dubai Specifies Ofixotech for Green Roofs.
A planted roof is buried the day it is finished. You get one chance to build it right.
Waterproofing First, Green Roofing Second
We are waterproofing specialists who install green roofing systems, not landscapers who add a membrane. Ofixotech has been installing the layer that matters most since 1985.
Documented Root-Resistance
Every planted system is specified with root penetration test evidence and supplied with the certification in the handover file.
Flood Tested Before Burial
No substrate is placed until the roof has passed a documented flood test. Once the landscaping is down, retesting means demolition.
Full Build-Up, Single Contractor
Waterproofing, root barrier, drainage, attenuation and filter layers installed by one team under one warranty. No interface disputes between trades.
Al Sa’fat and LEED Documentation
Product data, test certification and installation records prepared in the format green building submissions require.
Retrofit Without Full Strip-Out
On existing planted roofs we localise the work where possible, lifting and reinstating landscaping only over the affected zone rather than clearing the whole roof.

Answered
Blue-Green Roof System FAQs.
The questions consultants, developers and villa owners ask most often about green roof waterproofing in the UAE.
What is a blue green roof system?
A blue green roof combines a planted green layer with a water-holding blue layer beneath it. The green layer provides vegetation, growing medium and drainage. The blue layer stores rainfall in an engineered void and releases it slowly through a flow-restricting outlet. Both sit above a root-resistant waterproofing membrane that carries the whole build-up for its service life.
What is a blue roof, and how is it different from a green roof?
A blue roof stores rainwater on the roof and discharges it at a controlled rate to reduce peak load on the drainage system. It has no planting. A green roof is vegetated and manages water mainly through absorption and evapotranspiration. The blue roof vs green roof question usually resolves to both: a combined system attenuates more water and delivers the environmental benefit at the same time.
What is a green roof and what does a green roof do?
A green roof is a roof covered with growing medium and vegetation over a waterproofed, root-protected deck. It reduces surface temperature and cooling load, absorbs rainfall, filters airborne dust, extends membrane life by shielding it from UV, and contributes to green building credits. In the UAE the thermal benefit is usually the strongest commercial argument.
Extensive or intensive – which green roof suits my building?
An extensive green roof uses shallow substrate and sedum roof or groundcover planting. It is light, low maintenance and usually the only option a retrofit slab will take. An intensive green roof carries deep substrate, shrubs, trees and a true roof garden, but adds substantial dead load and normally needs structural verification and often strengthening.
Do green roofs actually work in the UAE climate?
Yes, with the right specification. Heat, salinity and low rainfall mean species selection, irrigation design and substrate depth must be UAE-specific rather than copied from European details. The waterproofing has to handle high substrate temperatures and permanent moisture from irrigation rather than seasonal rain.
What is an anti root membrane and do I need one?
An anti root membrane resists root penetration either chemically or as a physical barrier. Any planted roof needs one. Standard waterproofing membranes are not tested for root attack, and roots will exploit laps and detail joints to reach moisture beneath the deck.
How do you find a leak under an existing green roof?
Water tracks laterally under a green roof build-up, so the visible damp patch is rarely above the breach. We use electronic leak detection, targeted flood testing by zone and selective lifting of the build-up to isolate the failure area before repairing and reinstating only that section.
Does a green roof count toward Al Sa’fat or LEED?
Vegetated roofs and stormwater attenuation contribute to Dubai’s Al Sa’fat green building regulations and to LEED credits covering heat island reduction and rainwater management. Credit depends on documented area, build-up and performance – which is why we supply full product and test documentation with every project.
